I do worry about new regulations that will slow down, or end some energy sectors.

i cant imagine that it is the case in other areas of the state that are not as heavily regulated as we are, but i would check with an attorney.i HIGHLY recommend that you use an attorney for evictions.  

If you are going strictly an investor loan then local to regional banks and credit unions might want to fund a smaller property like that.How long you are wanting to hold the property comes into play.

Keep in mind the more strict you are on the criteria (credit score, etc.), the smaller the pool of roommates.
