Repeat Business - If you are happy with your investment, you will be more inclined to use the same real estate agent for other purchases.As for the commission, there is no standard (not supposed to be anyway).

I tried to telll him about some really serious issues I'd had with that tenant, but he cut me off and said all he wanted to know was whether the rent had been paid or not.I felt sorry for whatever landlord was going to get stuck with that tenant because the screening service set such low standards.

When invoices are paid to contractors for the hard costs, usually the developer requests a release of lein to be signed that is approved and inspected by all parties including, the bank, bank inspectors, county attorney, title company, etc....This release prevents any files, leins, or judgements to be placed on the property after substantial completion.

Do your comps, get an accurate assessment of what it'll take to get the property up to selling standard, and for really big projects, make sure that you have a good contractor (unless you plan on doing all of the heavy work yourself).
