My assumption to the second question is you are renting to Section 8 in an area where Section 8 doesn't pay the entire amount and you are relying on the tenants to pay the rest...which they are not, thus the negative CF.My third question is based on my assumptions:3 - Why would you rent to section 8 if you know ahead of time (and you should) that S8 won't pay your full amount?

Would it be a smart investment to go ahead and buy a duplex in a more undesirable area at the moment and fix it up. i know rent is much lower in those areas as well. seems to be more class c areas. i Am working with an amazing realtor but still wanted to get on here and hear other peoples feedback or advice.
