Well just ask yourself.....if you were selling your house, would you let complete strangers have access to the information on how to get into your house?

meaning the same person does the prework or work, goes to the initial inspection, completes any failed work, and goes back for the second inspection.  

The area has been a mecca for vacation rentals for a long time, and the local economy and service professionals are completely entwined with the industry.  

To second what @Sasha Mohammed outlined, it sounds like you owe $435k on a $450k property?

We completely remodeled the kitchen and rest of the house but think we will leave the bathroom alone for now since it’s not within budget to renovate.

Then you may have to do this via a TIC or a merger type transaction.I would discuss this with your CPA a 1031 expert in your area - presumably the person who will be helping complete the exchange.
