Would you renovate bathroom

Question

Hi all- we are in the middle of renovating a house we bought to brrrr. We plan to rent this out in the next month. We completely remodeled the kitchen and rest of the house but think we will leave the bathroom alone for now since it’s not within budget to renovate. How much will this impact asking price for rent if we leave as is vs renovate? We are in N Central Florida. Thanks!

You dont need to replace the tile. You can glaze the tub and tile to make it look updated. Change the fixtures and vanity (these are relatively inexpensive) to be more modern.

Given this is on the BRRR forum, I assume you are looking to refinance? Keeping it the same may affect your appraisal. The biggest value add for BRRRs are Bathrooms and kitchens.

It might stand out a bit if you do nothing. I don't like the color although I know some people don't mind it. If you want to go on the cheap, people try glazing the tile as @Jake Baker recommended. Just make sure you hire a qualified and competent contractor as glazing jobs can look bad if not done right.

That sink is also a bit of turn off and offer no storage. I would at least replace that with a vanity and if you don't have one, install a nice medicine cabinet.

@Christina Galdieri I agree with the comments on the window treatment replacement and the floor to be tiled (looks like a small bath of probably 50 or so square feet of floor tile, so shouldn't be too expensive to make it look semi-custom). Try to go with a different (neutral) colored paint on the walls and have it be a color that will look connected to the green wall tile and the floor tile that you will install. This way it looks like purpose was at play to make the bath look more inviting.

Finally, consider installing a shower curtain rod & curtain, and choose one that pulls in the colors of the wall paint, floor tile and wall tile. Hopefully the finished product is pleasant to the eyes on first look.

If you did the rest of the house I would probably just do the tile at least.  It is fairly cheap and you will get more interest if it is bit more modern.  You def. dont have too, but I think it could help you get a bit higher end renter if the rest of house is done.  I do BRRR as well and always do tile in bathroom.. looks sharp and not expensive.   But there is no right or wrong.. just depends on demand for renters in your market, etc.. and what other houses in area look like compared to yours..

Thanks- we would just rinse and repeat what we’ve done for our other houses. If I do the tile then it would make sense to do the whole bathroom because the sink would have to come off to get the tile off then the tub would be out of place if everything else is done. All putting me over my Reno budget.🤣 We went a little overboard on the kitchen and it’s probably a c house. Luckily my husband has his own contracting business so he does all the labor for free but that’s not the point! 🤣🤣 thanks for the suggestions everyone! I’m going to mull it over!
