With $100K, you could raise up to about $900,000 from outside investors (family, friends, associates, etc.) and your 10% stake in the deal would likely be enough "skin in the deal" to make the investors comfortable.Good luck!

A lot of lender don't wan't anything to do with this since you don't technically have any skin in the game but there are a lot out there that will accept it as long as it's from a trusted and vetted source.
