I have been researching investing in a mid sized (up to 74 units) LIHTC multi family property, and wanted to get general insight from financing the deal to cash flow.

The only thing that I can see here that MIGHT affect the rate of loan you're getting is the size of the loan. 

Location, size, number of beds/baths, type of property, etc.I setup a 2400sqft 4 bedroom/3 bath lake house for around 15k. 

Repairs/Maintenance: 8%Cap Ex: 7% Property Management: 10% What would be a ballpark estimate for lawn care and snow removal on an average size lot for small multi around the city?

Average loan size started out at $250k, now it’s over $1 million.

But I tend to focus on smaller investments where I can leverage my strength (e.g. being a lawyer, being part of a decent size construction company, etc.).

Quality and experience of contractors and property managers drops off at that deals size so, it is crucial to pick the right ones when doing so from afar. 

Of course everyone wants to make a bunch of money from a business you run from your phone (and it actually is possible, and it’s awesome, just takes a TON of work up front) but I would recommend breaking down your goals into bite-sized chunks.
