It's a pain in the *** to even find properties for sale with no MLS. 

They may go unnoticed for years - even decades - but when they are discovered, the ending has always been inevitable.  

Even if you get a title policy you may have a problem which is not covered. 

Their leadership does not even care to follow up or give a courtesy call.

We are not first time home buyers but have three single family homes ( rental) properties in California but want to buy our first apartment complex out of state for generating  cash flow for the long term.

I'm also an active single family home investor here in Charlotte.

Coos Bay in particular was primarily a timber town and has had some difficult economic periods since it's hey day, but the downtown has grown up, there's yoga, a farmer's market and even a new Starbucks (which by the way you buy the brand new building they lease from!)
