The snippets of the lease you mentioned are quite short and not enough to see if it will cover you to do the full investigation on the buyer of the business.  

Three months is not that long so you have to ask yourself: are you in this for the long run or the short term?

I set clear expectations early on that rent is always due on or before the 1st of the month.In my lease, I give a 5 day grace period -- I tell my tenants this is offered as a courtesy and should be used sparingly (ie birth of a new child, death of a loved one, sickness, etc).

Stability over longer period is big beneficial in RE investment.
