The seller doesn't seem to be that motivated if they aren't open to an offer.

These properties usually will not be sold for any type of real discount it seems.

I wanted to know if this sounds about right, or if there seems to exist any options to be able to purchase without having to use up all the cash.

My current employer does offer some matching though so thought it was always best to at least capture this, not to mention my employer only lets me contribute up to about $8k towards my 401k.And yes John it seems kind of silly of me, but I work enough as it is at my current job, so when I pick up extra shifts I don't want to do so unless I am getting a decent amount more than base pay as opposed to my calculation of 1.1x base, otherwise I rather spend that time doing different stuff I enjoy like learning about real estate lol (which if it isn't apparent I have much to learn).Thanks again!

Hello Sean, I am in the central NJ area as well; I am looking at buying distressed properties in Plainfield NJ area, fixing it up and selling it; There seems to be quite a lot of competition in the area !

This seems like a reasonable idea given that I could turn a $500K property into a $1M property for $750K.

I am under contract for rental #1 and am worried about how I will finance the next 2, but this is making it seem like anything is possible.  

@Joshua Ferrey try Chris Mason in Alameda.( @Chris Mason )  He may be able to help and if not he seems to be well connected and may know someone.  

This seems like the best place to start.
