In order for me to seriously consider taking a look there, I would absolutely need a rock solid manager (I manage my own in KC).

Not sure about Round Rock but there are many local groups in all the major cities in Texas.

Currently we see titles that changed hands 8 times that still have a legal description of "The tree where John Kilt the bear south to the rock that looks like a skillet".

Meaning the request is granted and the bank goes back to just collecting checks and doesn't rock the boat since they just were able to avoid the problem of having to deal with a borrower in BK?

@David Faulkner perpetual summer is not weather.. bay area has 4 seasons.. so best 4 season weather :).. and Hawaii has Vog  which can be a total bummer.. not to mention 4 to 6 hour plane flight to anywhere you can get seriously rock bound there.

If the association is responsible for the sheet rocking in the unit your policy will not want to pay their claim. 

But, it sounds like you are ready to rock!!
