My son just relocated to Co Springs from Denver where they were definitely priced out of the market.

Most of my tenants that move out are either relocating and leaving the area, or they are buying houses.

I have plenty of entitlement left on my VA loan for a second house, but don't wish to relocate and haven't grown my family since I bought the first house (I'm single, no dependents).

I  relocated to Maryland to be closer to my 4 year old son. 

I'm not the only person relocating to a new area.

Your relocating families and insurance placements are going to expect all the comforts of home but, generally speaking, won't trash the place. 

I will add that last week I read an article in the New York Post about Top 5 "Zoom Towns" seeing an exit as people who relocated to cheaper areas over the last two years during the pandemic and work from home phase, are starting to leave those areas as they are being pulled back into the office.

I found it unbearable and unless a huge industry relocates to Albany I can't see tenants going there either.
