There are some Canadian banks that have US subsidiary banks or branches (TD, RBC, BMO) where Canadians can get residential mortgages but usually there are substantial restrictions such as only servicing specific areas of the US, having to own the property in your own name rather than a company name, only applicable for 2nd homes (rather than regular rentals), not applicable for multifamily properties, etc..

I think that multiple rental units are a good thing but do not get into your feelings and just make sure you do in the beginning is to use your math analysis and doing what is regular is the best way to learn.  

I am still learning about real estate and still consult with my attorney on a regular basis.Regarding contingencies, I forgot to mention that the more you put in the less strong your offer.

Is there a checklist on a routine rental property inspection (every 6 months)?.

Both of these cities seem to have properties that regularly meet the 1% rule.I was wondering if anyone had any insight as to why one city may have an advantage vs the other?
