Busiest January in years

Hello everyone. This past January was my busiest in years. I have been involved in several multiple offers and it's not even Spring! I checked with other colleagues and they are experiencing the same. How are sales going for everyone? Are you seeing a big uptick in this market? What do you think is driving this, the shortage in inventory or rising rates?

To share another example, last week we viewed a listing on the same evening it hit the market. We submitted an offer late that evening and the next day there were over 15 requests for showings for a home on the NW side of Chicago. A few agents submitted offers up to $40k over list without even seeing the home.  

While this is good for business I am concerned. With a hectic seller's market, some homeowners think their property has gone up over 10% in 1 year.
