@Viola Fisher if you have documentation of that communication and direct lender you will want to contact bank to share and see what if anything else hey can do and prevent loan officer from doing this to you (or them again) if it was a broker I would contact the lender they sold it to with the same information and hope they will assist you at a lower cost.Regardless you should be able to reuse the same appraisal if done that recently.

I'm not sure if his company can assist as well with investment properties, but he was able to get us a loan on good terms while others kept finding reasons to say "no" despite our obvious ability to service the debt. 

If they want to pay independently of each other, should the lease reflect that smaller amount, instead of the unit rate? 

Do you have a reliable lead generation engine akin to those described by BP podcast guests who are always from the US: driving for dollars, DM campaigns, cold calling via virtual assistants, evergreen website with traffic directed from SEO paid word searches, etc?

Since he was a tenant in the house for 10 years, would this be a rent-to-own or seller-assisted financing deal?

You might as well use your local County or Federal DPA program that will actually give you a down payment and assist in closing costs - rather than a tax credit (holding breath). 

Hey Erik,I think you would be able to find this resource in the FilePlace link at the bottom of the page where people have uploaded really good personal tools and excels that might assist you with this.

We did not get assistance from Support to assist us with figuring out how to run numbers for a multi-family off market property.  

I would change the lease to reflect that and have the tenants sign the new lease upon renewal (even if it is scatterred across the year).Thanks,Grant
