Mike Litwin of Thrive Mortgage helped us across the finish line with our primary residence.  I'm not sure if his company can assist as well with investment properties, but he was able to get us a loan on good terms while others kept finding reasons to say "no" despite our obvious ability to service the debt.  Good luck!
