@Brant Richardson Thank you, I’ll try to listen to podcasts and read as many things as possible, ive already begun writing as many things down as possible and studying.

I would recommend studying on it, I highly suggest investing in the columbus market! 

I did a tenant screen check (cozy.com) on all 3 individuals that will be living in the property and everything checks out and they make a combined $5500 a month, they currently study and work.I’m not too crazy and the flip because there isn’t much equity to be made over spent on the rehab i think so I’m left with about 15-20k if it sells with the current price listed but doing a BRRRR may make more sense in this situation.

I've been going to some meetups, networked with some wholesalers, and have studied up on it here and there.  

The only real estate classes that are worth taking, are if you want to become an agent (and I think those might be self study).

I've studied several YouTube videos and the process seems quite achievable, however my concern is that many of the products ask for "no countertop use" for up to a week after application. 

There are many hurdles to consider and its better to identify and understand them now than after you purchase the site.The process would be to have an Architect put together a feasibility study to determine what can be built based upon the properties zoning and your desired use.

Lots of studying, find a great market with a team you can trust and don’t put all your eggs in one basket.
