rx7 lot, rego park queens

I am searching for some "watered down" numbers on a new construction for the near future. Quick back story; currently have an exclusive on a rx7 lot,queens, to purchase and looking to build a multistory apartment building(7+). Have contacted some architects in the area and the seller has his own plans as well. Just seeking any advice as well in that I am relatively new to this type of acquisition.
