Hard to see the back left, but it looks like a random counter coming out from the wall-remove those and place along the wall and get the fridge tucked away.Basement definitely lose the drop ceiling. 

If so, how much would be a reasonable cost for a coach that would be available only by phone or video conference?

Even videos of the active leak would be beneficial. 

I know out-of-state investors can ask for live video conferences from the property with their realtor, or have a property manager tour the property for them as a third party.

You can read all the books and watch all the Youtube videos, but getting in there and doing it with someone is the best way to learn in my opinion.Hope this helps!
