You’re breaking even, which is fine if you’re playing the long game.

I have a question which I was asked and since I'm not a lawyer or have experience this maybe someone on BP has.                 

Based on my personal experience, owners seems to evaluate two primary cost criteria when comparing PM's, the monthly fee and the placement / leasing fee.  

If your a CA investor and 1031'd your properties to buy out of state, would be interested in hearing your experiences. 

In my experience, it's always been a coverage that came standard with the landlord policy. 

Make sure to reach out to one with Real Estate experience, as must of us work remotely with clients from multi-States.

With some experience I’d like to take on more rentals and scale up to multi family.
