So I'm thinking about getting a hard money loan and picking up these higher-end properties and just farm out the fix work and skip the houses with really bad problems...but ones with normal problems I can probably get done.I did 35 flip but I'm 70 years old ...in good condition....and I wonder, do you think the bigger projects will work out.  

Then is it simple. 

Keep it simple....some paint, carpet, appliances and yard work.There are so many distress situations that the junkers are out of the question.  

Will,Part of the problem is you did renovation work, which triggers bringing items up to ADA standards, i'm surprised your code enforcement officer ( building inspector) did not pick up on that when you filed for the permit ( you did get a permit for the work didn't you?

Yea, pick a better list and/or mail pieceI’m doing 2-4 deals a month, $2200 in marketing, started with 8 pieces which got reduced to 4 which get rotated twice in a 6-8 month span. 10%call back1/3 ish are appointments The rest I follow upFollow upFollow through Follow back Hope this helps

@Ramsin Jacob 1. yes, we get w9 from all investors2. we cut them a check or wire their funds at end of flip. or if they want to re-invest in a new deal, we do that.3. i think you can do it the way your CPA said, but we have investors trickle in at multiple times, and deals move fast and w/ about 5-7 investors per deal, we keep it simple w/ loan agreements.

First off let’s make note of the fact that if you live that long into your 90s and invest most likely you will rich even if you do simple investing.
