I have not purchased a MFR yet but have run numbers on numerous MFR listings over the last couple years and in my humble opinion, returns on SFRs still greatly outperform MFRs in this area when vacancy, utilities, maint.

When HUD comes in to audit your files, you will be fined, or possibly criminally charged, if they see inconsistent applications of the policies.

As for repatriating the proceeds to Germany, an accountant should be able to advise him on any tax agreements between Canada and Germany/EU that may be applicable.
