6 lot residential development
I'm looking at a land acquisition of 3.4 acres over 6 buildable lots. The parcels have already been subdivided and recorded with county along with all applicable easements, etc. We are stepping into this and would need to assume infrastructure responsibilities to include: water, sewer, gas, electric, waste water management, impact fees and initial paving of public cul de sac. We've had a few estimates and meetings with engineers. The one formal quote back thus far was $80,000/lot or $480,000. This is way over my proforma budget of $40-$50k/site. Would love some feedback on pricing and experience here. (these figures do not include bond postings, etc. which we will handle separately) Thanks for any insight.
