Have you searched for them online (found one of mine in Plano just outside of Dallas and am thinking of filing a foreign judgement with the clerk of court there).

With a regular, regulated lender neither one is legally possible and wouldn’t meet fed/state banking regulations.The current lender will either give you a discounted pay off, or they won’t.....that is your only solution to refi.The deferred principle makes this sound like a loan Modification done by a major lender.....not sure what a “balloon payoff penalty” is, sounds you are mixing up terminologies.

I will go online and find out the cash flow of properies just to practise =) BiggerPockets do have the propper calculator  for this but i have to be ''pro'' to use it...

I am trying to find out if it is legal in Tennessee to sell a mobile home that the owners have taken a title loan out on.

I also recommend taking a look at your state's landlord-tenant laws in order to make sure you will be legally protected in a worst case scenario!

He still doesn't seem to have a web site or online presence.
