We've strayed from the original question here, which was about preference rather than costs.I'm actually interested in what the ladies think about the two layouts.

If you are just filling picture holes just put a little filler on your finger.  

They say it has a new metal roof, newer windows, and a newer bathroom, so the majority of the work needing to be done is more cosmetic (I hope)... a lady lived there for 20 years and is now selling.

Does this lady not have things to on the wall?

I talked with a nice lady at a small community bank, who told me they had a special where they will be offering the same rate whether I wanted to do a conventional loan or portfolio loan.

I manage the 22 homes owned by me and my lady and I do not use software.  

Once there is a vaccine (fingers crossed), I know I'll be running back to the city. 

That being said, I don't consider 10AM unreasonable.This lady and her family created their own problem by waking up late and she is frustrated about that.
