So, as a technology entrepreneur, I got to wondering if there's a way to research, acquire, and manage my deals more easily using the power of artificial intelligence (AI) or some other internet software.I have an idea of what I think I need to build, but before I build it, I would appreciate some feedback from this community: What's the hardest (or most frustrating) part of real estate investing for you?

Depending on how you're planning on financing the property, also ensure you are protected with some contingency just incase the property is not worth what the seller is asking for in this market.

If anyone knows of a good market without restrictive zones, please let me know.

We are almost done rehabbing and ready to put on the market What made you interested in investing in this type of deal?

The property was sitting on the market for about 30 days due to the condition, seasonality (it was December), and smaller size of the property (about 1300 sqft). 

We first identify a market of opportunity.

The last market valuation of this property was ~650k.

So, you should either join a local investment group where you can ask questions and learn from more experienced DIY landlords or be disciplined enough to search here on BP and the internet in general to learn what you need to know.

Meaning that if tragedy happened and the unit was unusable, they'd cover market rent.
