Nasty hoarder inherited family feud house

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $70,000
Sale price: $210,000

Purchased this property from family of the deceased owner , it was in bad shape and was full of cats and debris . We are almost done rehabbing and ready to put on the market

Do not allow the seller to return for personal belongings after the close without some type of documentation on when they would have everything removed. We went back and forth with them trying to get stuff out they wanted. I could have said this is the date and that's it and I did but they kept putting it off with excuses.
