Anyone have any strategies or ideas?

We just had a baby back in October and are not keen on the idea of moving right now, plus our mortgage is crazy cheap so we don't really want to lose that right now either.

I was wondering if anyone here had any good ideas for a job that doesn't require a degree and isn't extreme manual labor?

(I had no idea it was that high).

I hope you still plan to screen her properly, credit check, and check with her previous landlords, (not the last one).

Hint: look for a solar architect, who acts as an adviser and works for you and audits the installer project proposal.Many states/utilities are no longer allowing net metering (kWh for kWh) and use instead all kinds of payback schemes (e.g. if you over-produce, they will gladly take your kWh for 3 cents and graciously allow you to take it back at night for 22cents - end result being, if your system is not properly sized, you will be producing energy for the utility and never recover the costs of the installation).

I have little idea of what will happen. 

In addition to ensuring that the room is built to the proper load bearing capacity as @Mike Reynolds mentioned, you should also keep in mind that you need a second egress point, such as an egress window, for any habitable room especially if it is designed for sleeping purposes.

I want to start but want to get an idea of what I should be spending.
