If he is in good health, there's no incentive for him to sell to you conventionally.My dad was approached when he's in his late 60's by investors to buy a mixed use property he has, and that was around 1982.

The fire captain did let me know that, they would be able to use it for the fire training and burn the structure to the ground and that I would need to get a burning permit from the County health department first.

If you're looking for appreciation, the two strongest influences on demand (and appreciation) are population and job growth, so monitor those.If you're looking at which markets are volatile, that is impacted by many variables... population growth, job growth, job/industry diversity, local politics/regulation, development etc...Example: San Antonio's economy and job market is really driven mostly by health care and aerospace. 

Also being a business owner doesn’t make it easy with financing because you have to furnish so many documents to the lender about your current company and how you substantiated your income, this was my partners dilemma.

My question/dilemma is if no one bids above the FJ at the auction, are we as the lender permitted to bid against the counter parties to push the bid price up?
