But, my experience with my first contractor taught me that the cheaper guy often costs you way more than that in added holding cost, lost rent, and shoddy work that doesn't attract the best tenants.

Hi all, placing a 11 unit multifamily under contract tomorrow. in college town in Washington county, PA, has 11 units, laundry facility, parking spot for each unit. brick building with gently sloped roof. roof redone 4 years ago, electrical redone 2 years ago. was under very poorly rated PM in area, met the guy when seeing facility and seemed very eager to do the minimum.

My most likely route will be to go with a narrower engineered type product, in a medium/dark stain, and then have it matched when the floor guy refinishes the rest of the house.
