What made you interested in investing in this type of deal?

In the competitive landscape for real estate investor websites, the truth is low-cost SEO isn't going to get you deals that make you money. 

Sometimes buyers don't realize all the houses a buyer agent had to preview (in previous deals, and just agent walkthroughs) to get the neighborhood vibe and trend...numbers and data don't tell the whole truth.I hope that after a year or two of the new rules enough buyers (who got burned) will see that having someone experienced represent and protect their interests is a darned great idea. 

Through my marketing I have been getting more deals in Delaware County, PA.  

Would appreciate any advice on how to find and analyze a deal.

Loan officers are quick to tell you they can do the deal just to pull credit and then quicker to stop calling.

An annoying fee, yes, and eats into cash flow and profits which is why you likely started on this endeavor, but the lengths people go to try to avoid what is, in the end, only $800 seems excessive sometimes.So, we don't have all of the facts or copies of any documents here, but generally, a trust only governs any assets that it owns. 

I think you're saying you'd like to make a deal with the buyer to purchase the property, however, because they don't have title, it's not the buyer's property to sell.In that instance, what you could do is offer a four-year lease during which time you make payments that would cover their payments to the owner, and an option to purchase.
