STR has several characteristics that the traditional policies don't cover:Sometimes you live in there, sometimes a paid guest (a short term tenant) and sometimes it's vacant for a while.Tenants change often and they are new to the place, increasing both risks of damage and accident to themselves.Landlord runs an ACTIVE BUSINESS when running a STR (commercial policy covering loss of business among other stuff).Another aspect to consider is the workers' comp.

I drive through it frequently, but mostly just on Broad street, which is usually pretty hectic with pedestrians walking out into the streets, haha.Yeah, I started looking in Hudson, specifically JC, a couple of years ago, but a little late to the party.

Also, some tenants will not pay their part of rent expecting you to eat it, which is sometimes done in the market.I have been approached fairly frequently by section 8 inquiries, but have refused.

It isn't the 1% rule but I have long term tenants in place, it rents for 2k per month and I self manage (it is from a distance but I make frequent business trips to the area).
