More common for foreigners is Reg S and 144A.

Hi Guys, looking for your advice and recommendations.We have an LLC, constructed of two partners, one of them has an SSN and a credit score, the other is a foreign resident (lives outside the US)Our LLC has three properties (townhouses' in Philadelphia), all of them bought from equity, no loans, or mortgage on the houses.We're looking to cash out some or all of our properties in order to buy more. our desired LTV will be ~50-60%.Could you recommend long-term loan brokers who can deal with this kind of situation and terms? 

Miami is generally overpriced now because of foreign investment.

There may be a limited time to offer informed commentary on landlording.For example, it is hard to have  the capital or interest when too young and challenging to have the interest, energy and currency to comment when too old....When I hit ten years of active, hands on landlording, I had all types of tenants, several types of properties and transactions, then I began to share, knowing in another ten years or so I might not have the energy to comment or even  be on the way out (be it selling, owner financing, or farming out management). 

I will speak to my CPA in a few weeks about the details on this but I figured there must be someone on BP who has raised foreign money in the past.  

Is the foreign investor using all cash or wanting some debt??

We're originally from the area so are somewhat familiar with the city.I know the Seattle area market there is getting ridiculous but it seems like there's still a lot of upside in property values due to tech and foreign investors.

I (as foreigner) don´t become these financing (you must have an credit score the bank said and find a partner for this or give us 50% down).
