If you have to wait for them to find you the deal, get you into the house, then write up the offer you will be behind the 8 ball on a "Hot" deal.If you don't have or want to get a license then find properties on Redfin, or Realtor.com, or Trulia, or Zillow or whatever and call the list agent to see it.

The biggest thing was I knew this guy was motivated so I low balled him on the first offer for all three around 24K- being 5, 5 and 14. the house I originall wrote about was a 3/1 while the other two were 2/1s.
