Should I sit back and wait a year or so for my credit to be better established?

May have an option to buy numerous, sub divided single family home lots within established town.

Once an agreement is reached on price and a Purchase and Sale Agreement is signed by both buyer and seller, then initiate the establishment of an LLC in parallel prior to closing, since it take around 10 to 15 days to complete.

Establish a relationship and continue to come back to visit the parks you'd like to work in.

It could be homes that you hand pick based on criteria that you establish (sq ft, bedroom count, etc) that aren't necessarily even in the same area.The process is VERY similar to ACTUAL farming, which is why the terminology is used. 

Now there is a online marketplace specifically established to do this while minimizing the impact on the tenants.

I know the relationships between a real estate investor, their team and mentor should be organically established, which makes total sense.
