I definitely give my professional opinion on where I think they need to be, however, sometimes owners need a certain level of rent for it to make sense to them, we can start at wherever they want.  

However costs to repay a loan should be less than what you would offer in a split with a partner who shares your risk level.

Everyone has their opinion on what is acceptable but personally I wouldn't be getting into personal conversations over why someone has bad credit and what they are doing about it etc.What about income levels and length of employment?

I have to get to that level as soon as I can.

So you can do one of three things:(1) prepare a mock 1040 as you normally would as this will give you a high level of accuracy if prepared correctly;(2) review your previous returns and determine your effective tax rate, then apply that rate to this years earnings; (3) have a CPA do it.I get this request all the time so I've built a template for myself that allows me to quickly estimate a client's tax liability.
