New-ish investor in Knoxville, TN

Hello! I am a semi-new investor living in Knoxville Tennessee. I am attending the University of Tennessee and live with my wonderful fiancé Lauren. Lauren and I are both Navy veterans that want to spend the least amount of time possible in the 9-5 workforce.

I own and rent a single family home in Georgia that I live-in flipped/house hacked while I was in the Navy, and now Lauren and I are looking for a duplex here in Knoxville. I have been a member for a while now but I just kept to myself reading and listening to the podcasts. I figured it was finally time to introduce myself, with a duplex deal hopefully on the horizon I will soon have tons of questions.

Long term I would like to primarily invest in small multifamily properties for cash-flow and some long term single family rentals for the stability.
