The main driver or housing price growth in 1960-1990 was incomes growth, the M2 money creation (the greater liquidity in capital markets) and the new loan options: Freddie Mac and ARM loans in 1980, but not the interest rates that skyrocketed by 1980s.The same trend continued until 2009, when the impact of the 2008 GFC was so strong that despite relatively low interest rates and continued M2 money creation, the incomes dropped following by the housing price bottoming in 2011-2012 (2-3 years later).

Have fun and enjoy your youth, but limit spending as much as possible.Start finding ways to earn more money outside of your day job via side hustles (start an online business, drive for uber, deliver postmates, wait tables, etc etc).In the meantime, spend a ton of time here on the forums, listening to the podcasts, and reading real estate investing books.

@Andrew Tam your agent should be able to speak to this better as it relates to the specific laws in your location (or they may recommend you seek legal council), but in general how it works is the contract isn’t technically binding until the buyer provides what is called “consideration”/ delivers the earnest money.
