I want to move into one unit and keep the tenants in the other unit.Does my unit need to be delivered vacant at closing or can I ask the tenants to leave post-closing?

Being a rookie i forgot to put in a contingency that I want the house delivered vacant.  

Since I am the owner, by default will they charge me or can I call and ask for discontinued service after delivering notice to cease with deadline to pay?

In my free time, I deliver food part-time, and I drove passed a vacant house with a handy man present.

Have fun and enjoy your youth, but limit spending as much as possible.Start finding ways to earn more money outside of your day job via side hustles (start an online business, drive for uber, deliver postmates, wait tables, etc etc).In the meantime, spend a ton of time here on the forums, listening to the podcasts, and reading real estate investing books.

Knowingly overpaid based on existing NOI, but was delivered with one unit vacant and another tenant left during escrow, leaving us with two vacancies and a lot of value to add.

@Andrew Tam your agent should be able to speak to this better as it relates to the specific laws in your location (or they may recommend you seek legal council), but in general how it works is the contract isn’t technically binding until the buyer provides what is called “consideration”/ delivers the earnest money.

Be open with your goals......for this deal I told everyone I knew that I was in the middle of a 1031 exchange and the universe delivered (many thanks to JW).
