Nah, just go prepare your own docs even if you have no experience doing it. 

I haven't heard of the tenant paying the first $100 of maintenance - especially if the furnace dies or the roof leaks.

My resident called me reporting a leak at the water heater. 

Provide 3 options: 1) fix the lease breach issues (pet, payments, etc), 2) sign the lease updates with both parties3) provide proof of enlistment or orders, and sign a doc that wife is signing for husband due to these orders.

Ive had many experiences with "leaks" where it was just upstairs tennats being sloppy with shower curtains and water exiting the tub.

Quickly you will be able to do it yourself... it’s not hard to spot cracks in walls and concrete... signs of leaks, water damage on ceilings, termite poop on window ledges, Age’s of systems like ACs and hot water heaters, insulation in attics, termite damage, etc. 

It involved replacing the bathroom (down to the studs due to an old water tank that had since been replaced, but not before it leaked and the bathroom was a disaster-rusted tub-everything was new), replacing kitchen cabinets, counter and sink (again water damage-this we knew about), new flooring in some rooms, paint throughout and new drywall on the ceiling in two large rooms), 3 new windows and rebuilding that wall because...yup water damage).

Their cups should be running over when instead they're leaking from a million holes.

As for mailing closing documents, they should be able to send them to APO/FPO, and if not your realtor probably can (just let them know to send docs 5 business days ahead of time).

I apply this same question to purchasing and installing leak detectors under sinks and laundry areas.
