On the other hand a buy and hold or cash flow real estate investor would have a hard time reaching that return year over year, but in the long hall if he bought wisely and got himself from underneath your very expensive hard money terms he may see high double or even triple digit returns.

The tenant application and rental agreement are more difficult to use and personalize (no place for listing my LLC as Landlord for example) than I anticipated and multiple tenants had trouble completing/digitally signing the application and lease agreement.

If not, type in an address in Chicago, say 1060 West Addison, Chicago, IL 60613 (yes that is wrigley field), then click on street view.They have driven the city with a vehicle with cameras mounted.

I got a phone call from my partner this morning, who excitedly told me that he just left an office where they have some kind of computer software program that allows them to type in almost any address and it spits out four separate screens of info (taxes, liens, mortgage owing, 2nds, and comps for the area along with a digital map etc) I told him to get the software program so we can start using it.

Show the lender you can make your payments on time for a year or two, then refinance out into a better rate/term.Take the opporunity to learn a simple truth now that you will need to know later on in your investment deals....that little three digit number the lender shows you for interest rate is not the end all, be all.
