I’ll reply with an appraiser’s point of view- many times if something is permitted, an appraiser will require inspections, and if inspections turn up overall inferior work, they’ll either heavily discount the inferior square footage or not count it at all.

I believe most lenders count 75% of the rent amount as income so if your mortgage is around that same percent, they'll have little effect on qualifying over and over.

Even if it is an accident, still counts :) My personal journey is similar to yours - I just keep house hacking once a year and keeping the previous one as a rental.
