Certainly budget for all of these, as well as the high transaction costs for sellers when creating an exit plan.The deployment concern is, in my opinion, majorly overwraught because of how the Army currently works in the current military operational tempo, and what an actual large scale military involvement would look like (it would be a tremendous boon for the area as new units were stood up, new soldiers posting here from basic, National Guard, and defense contractors flooded in, the Army Reserve activated and sent to Hood, etc.).And while a 1 industry town at the moment, it is a large city, the largest between Austin and Dallas, and still growing rapidly.

If I were there, I would have struck up a conversation with the seller and worked some questions into the flow of the conversation that would clarify if the seller is open to creative acquisition strategies (I would have told the agent that I was going to talk to the seller if the conversation didn't just initiate naturally...don't surprise the agent).If you want to talk to the seller now, after you've left the property, you should go to your agent and ask if she'd be willing to ask the seller if she would participate in a conference call.
