They were supposed to bill based on hours (different rates for framers, drywallers, supervisors, etc.), and send me invoices every week.However, they never sent me the invoices each week, and when I asked about the overall cost of the project toward the end of may (the project started in May), they told me $35,000 so far.

Another option is to have cash saved for the rehab-- it really depends on your situation and the extent of a renovation.Start hitting up lenders in your area and see what they can share-- each bank might be slightly different.

As for a W-9, that is required if you're reporting to the IRS that company/person's earnings and technically is required for anything paid over $600 (I believe) to a single person/entity in a given year so you can issue a 1099.
