@Marcus Griswold I like the ideas you presented to find the next deal but to me it feels like you're in a long distance relationship with different types of property.

If anything goes wrong that I can/want to DIY, I don't have much of a commute to take care of the problem.There are plenty of drawbacks to being so close to your investment property, but for us, the benefits outweighed the drawbacks.Again, best of luck.

@Chen Lerner I would definitely recommend reading Long Distance Real Estate Investing by David Greene.

The AAA contractors said that repairs could take longer due to any set-backs to their workforce to regulations of social distancing and other practices to curb coronavirus spreading (our unit is only 500 square feet).We want to sue our upstairs neighbor for the $1000 deductible and our relocation fees, the $100 she promised my brother-in-law as well as missed work (my husband is a music teacher and missed his work day on that Saturday due to our unit flooding).

@Cameron Tope I should have been more specific, This would be for a handful of rental properties that are all long distance.

It's a house hack so you're going to have to want to live and commute from there.

I am in the process of reading David Greene's Long Distance Real Estate Investing (phenomenal read btw) so I'm on the right track when it comes to the how to's. 

It also would set up infrastructure if the economic situation deteriorates in the future due to strict social distancing requirements or even a possible lockdown.    

I'd recommend David Greene's book "long distance real estate investing" this is exactly what you need to mitigate the risks and headache of out of state investing.
