If I buy a small business that includes real estate, it is possible to assume the existing loan (at a lower rate), and finance the additional amount up to asking on a second position mortgage?

When purchasing your mother-in-law's house through seller financing, since the property qualifies as her primary residence, she should be able to exclude up to $250,000 of gains ($500,000 if married) from taxable income, so capital gains taxes are unlikely to be an issue given the sale price is below the tax basis.2.

Then financing for the horizontal ( toughest in my mind to get)Lastly vertical construction funding.and if this all lines up TIME most places its 1 year to 5 years to get a project approved and ready for vertical.
