Hey guys, One of my tenants just informed me that she started letting her Ex/father of one of her children stay at the property for a while without disclosing this to me, the Landlord.

I have an 8 unit apartment building I am considering making an offer to purchase with a subject 2/owner finance hybrid (Pace Morby stuff).The property is currently jointly owned by the two children after their dad passed away.

When I travel with friends with children, sometimes my wife and I want to be close to them, but not right on top of each other when someone starts throwing a tantrum!

I have 2 children under 18 and a son who works out of town and is home maybe 4 nights a month. 

I am 47 years old, divorced for a little over two years and have two children.

The title can only be changed if he was declared legally deceased or he accidentally signed off on a quit claim deed taking himself off the title.You need to pay for a formal title search by a company that knows how to do them and get the official word on whether he is still on the official title or not.If yes,his share goes to his children but,they will have to go through the probate process to get the deed or get their share of the proceeds from selling the property of he left no will.

What keeps me going through this beginning phase is remembering what my "why" is which for me is my wife and children.

You guys are young, and if you don't have children or don't mind making some sacrifices now, I suggest getting a roommate if possible.

21 years ago I bought a 2 family house, in the two-bedroom unit of stairs if a woman lived there with her children, she brought her boyfriend there who is dealing drugs with tons of traffic coming in and out at all hours, I didn't want to go through an eviction as it would take a long time to have it and very difficult to prove that he lives there and is dealing drugs, I painted the entire house neon yellow and within two weeks they moved out, he put concrete in the toilet before , I spent an hour before I realized that this toilet had something more than just being clogged, I pulled a toilet out and broke it on the sidewalk and saw concrete inside, the building is still neon yellow till this day the address is 108 North 5th Avenue Long Branch New Jersey, look at it on Google Maps lots of laughs it worked.

I have rented to a felon, been out of jail about  12 years is married and has two children.
