Much of what I'm experiencing is placing tenants, background checks, meeting them onsite, handling calls, dispatching maintenance to handle issues etc. 

You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area. 

In this case you just have to deal with added hassle of long wait times for inspections, crazy accounting, government employee turnover, etc.

It would have been nice to pay lower for the property but from what I can see from the appraisal, the appraiser took into account properties with similar rent values which brought the appraised value back up the second time around. 

This is my first duplex and everywhere i have checked so far is saying they do 70% LTV on a duplex investment property.

Instead of asking for a full 100% from a partner, just raise money from private lenders to cover the down payment and make sure you work with a hard money lender that allows you to get your down payment from somewhere other than your own bank account.
