With a co-op you don't own the unit, you own shares in the corp that owns the building and all the units with the shares having an exclusive right to use a particular unit. 

I wouldn't recommend a new build home for rental purposes.

My plan was to build and sell the beach house or have it on AirBnB. 

Perhaps if it's not "newly rehabbed", the buyer won't be expecting me to build a new house! 

My goal is be to build a strong network of contacts and establish mutually beneficial relationships that contribute to my success in wholesaling. 

If we have a 2-unit building with a non-conforming basement that has tenants, would we need to tell them that upon getting a quote?   

While the rent is guaranteed, I learned that the maintenance issues far outweighed any rent guarantees.Section 8 conducts yearly inspections which is great.
