It was easy to smell, he had glazed over eyes, etc. 

Now afte a month of showings, the landlord tell me no body liked because of the cooking smell.

Have an honest third person go through the mock showing/open house, and application and get feedback (smells, fees, deposit amount, curb appeal, rapport, etc).

Doesn't smell right to me.I personally don't see your plan working out within the rules of the law. 

While inspecting the home, we smelled extreme odor of pet urine through out the house.

Biggest thing is quality of the area and future projected cash flow being affected by poor or gloss over rehabs (paint,carpet,etc.)Just like an old car it is dirt cheap to repaint that thing and make it shine with the tires but what is under the body and hood is what counts.The guts of a house is critical to long term success.

Case in point, they are breaking their current lease the signed March 1st to move somewhere where the apartment doesn't smell like smoke.

Maybe smell them, guard me.....
