Should I send a letter to the mailing address I have on file as the property address? 

If the association has notification procedures make sure they were followed to the letter.

If I catch the letters in my PO Box on the same day they are delivered (I do not check it every day), I am still looking at a minimum of two weeks late for the rent payment.What I would like to verify is what the Albany County DSS accounting department told me today.  

I have been "driving for dollars" for a couple of weeks and sending out letters.

Question:Is it best to get a pre approval letter from a lender (hard/private/bank/etc.) before finding your rehab deal(s) or after?

I know that they should do it because of their contract with you, but they justify it by saying they are making more calls, sending more letters, etc...and often times they are.Has your PM been sending three-day notices every month?  

Does any one have any tips or examples of what you would include on a letter to owners of small-mid sized apartment buildings, or how you would modify your mailers for bigger properties with more experienced owners (5-20 unit properties). 

Today my partners and I met with our first motivated seller from a yellow letter campaign (1700 pieces/month).  

-I searched and found the owner's address and sent him a letter to ask if he would consider selling.
